REQUIREMENTS - DESIGN GRADES

Design grades at specific locations for each lot are shown on the Lot Grading Plan. The Lot Grading Certificate has as-built elevations shown at the same locations for a specific lot.

The grades are acceptable if constructed within the acceptable tolerances:

•For Rough Grade, the grade has to be constructed between 7 cm and 20 cm below final grade for clay.


Example of acceptable tolerance at Rough Grade stage:

•For Final Grade, the grade has to be constructed between 0 cm and 10 cm below final grade for topsoil (black dirt).

Note:  "0 cm" is at approved design grade.

•For finish landscaping, such as sod or concrete, the grade has to be constructed between -10 cm and +10 cm below final grade.

Note: At Final Grade, the surface elevations below the decorative rock, washed rock or wood chips, must be within the acceptable tolerance. The Lot Grading Inspector has the discretion to accept elevations that are not within tolerance when:

•The lot is graded to match an existing walkway, lake, park, curb, sidewalk, road or lane and there is satisfactory surface drainage.


•The lot is graded to match an adjacent property and it appears that there is positive on-site surface drainage that also works with adjacent properties.
