REQUIREMENTS - MAINTENANCE & ENFORCEMENT

Maintenance

Once Final Grade Approval has been issued, the property owner is responsible to maintain the surface grading (lot grading) in perpetuity.

The City of Edmonton, at any time, may require the property owner to maintain the surface grading if alterations or settlements result in surface drainage problems.

The following pictures illustrate the surface grading which require maintenance:

Improper grading creates a ponding problem on the drainage swale Settlement creates a negative grade to the foundation wall

Enforcement

Reports, Letters or Notices will be utilized to convey notification of impending enforcement to the property owner, builder, or developer. Subsequent fines may then be imposed for the properties that do not comply with the Surface Drainage Bylaw, or the Lot Grading Guidelines. In most cases, notification is sent to the current registered property owner.

In consideration of enforcing the bylaw, the City takes into account practical concerns, existing conditions, and complaints or inquires. The City of Edmonton does not provide any funding for repairs to surface grading.

For areas developed before 1989, please refer to Surface Drainage Problems on how to deal with drainage problems.
