Homeowners are responsible to maintain the lot grading of their property once the rough grade approval has been obtained by the Builder. Gradex Consulting Ltd. recommends that homeowners pay particular attention to the slope away from foundation walls as well as drainage swales between neighboring properties.  When both of these conditions are created correctly, the control of water from downspouts and/or sump pumps will be directed away from the home keeping the basement dry.
